What is an EPC?
Energy Performance Certificates (EPCs) are a European Initiative designed to help improve the energy efficiency of buildings. The certificate provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least, with the average up to now being 'D'. The EPC also comes with a report explaining the findings and suggesting possible improvements to improve the buildings energy efficiency.
Do I need an EPC?
If you are renting or selling a home you now need a certificate by law. From October 2008 EPCs will be required whenever a building is built, sold or rented.
What is the total price I will have to pay for an EPC?

Are there any add on fees afterwards?
No. We operate a flat fee policy. Once you have paid the above price, there is nothing more to pay. There are no hidden fees.
How long will the EPC take to complete?
We will contact you very shortly after you have placed the order to arrange a convenient time to visit the property. On average our EPC turn around time is 3 working days.
Do you provide EPCs in my area?
Yes we are nationwide. We can provide EPCs in any part of England and Wales.
Will somebody need to visit my property?
Yes one of our trained Domestic Energy Assessors will contact you shortly after you have placed your order to arrange a convenient time to visit your property. The visit will take approximately one hour and will include tasks such as measuring your rooms, checking for insulation and examining your light bulbs and boiler systems etc.
Could our property fail the energy inspection?
No, you do not pass or fail the energy inspection. Your property will be assigned a grade between A - G depending on how energy efficient it is. You will also be provided with a report explaining how you could improve the energy efficiency of your home. Are we obliged to use MagnoliaProperties.co.uk for any other services?
No. You can simply buy an EPC from us and nothing else. However if you wish to advertise your property on our site, we offer very competitive advertising options, and there are no commission charges and no catches.
How long will the EPC last?
EPCs for domestic properties last for 10 years.
